The founder

Jessica Green

For Jessica Green, a home begins long before the first wall is built. It begins with a piece of land — and a vision.

Jessica grew up alongside construction. Her father brings more than 45 years of experience building quality homes, giving her an early understanding of the details, standards and craftsmanship behind a well-built property.

But Jessica brought something different to the family legacy: vision.

When she stands on a piece of land, she can already see what should be there. She studies the orientation, the views, the light and the way people will move through the space. From there, she begins drawing — positioning rooms directly onto the plot and shaping the home around the land rather than forcing a standard design onto it.

Her involvement continues through every detail.

Jessica draws the layouts, determines room and furniture dimensions, selects finishes and colour palettes, designs the interiors and personally sources furniture and materials. She travels overseas to factories and suppliers to develop and select pieces that fit the exact character she has envisioned for each project.

It is not simply about making a house beautiful. It is about creating a feeling — the proportions, light, materials, furniture and atmosphere all working together so that the home feels right the moment you walk through the door.

Before becoming a developer herself, Jessica spent more than a decade selling homes. That experience taught her what buyers truly respond to — and, just as importantly, what they don’t.

After successfully selling luxury homes at the million dollar level, Jessica had the confidence to bring her own vision to life.

That became The Mountain Estate, Hua Hin.

The development went on to become an exceptional sales success, establishing itself as one of Hua Hin’s fastest-selling luxury residential projects and confirming something Jessica had believed from the beginning:

People don’t simply buy square metres. They buy the way a home makes them feel.

Today, that philosophy sits at the heart of JG Development.

From choosing the land to drawing the first rooms, from construction quality to the final piece of furniture, Jessica’s approach is deeply personal.

She doesn’t just develop homes. She sees them before they exist — and then brings that vision to life.

"Many Hua Hin developers design and build their homes to be visibly pleasing, but they don't always tick the box for liveability. Jessica's homes are visually beautiful, and they are also completely liveable. You can see your family planted on the couch or around the big table under the large, covered terrace. Her homes also tend to be turn-key, meaning all you need to bring is your toothbrush and clothes. Everything else is there waiting for you."A prominent Hua Hin real estate agent

The making

Seven steps. One vision.

Most homes pass through a dozen hands and lose something at each one. A JG home passes through one pair, and keeps everything.

  1. Jessica drawing a villa plan by hand, the pool coloured in
    01

    Draw

It begins on paper, at Jessica's own table. Where the morning sun lands. Which bedroom looks onto the pool. How far the kitchen is from the terrace when you are carrying dinner out. The house is lived in on paper long before it is built.

  2. Jessica walking the land with the plans, the hills behind
    02

    Ground

She walks the land before a single peg goes in: the slope, the view, the way the wind moves across it in the afternoon. The house is turned to the land, not the other way round.

  3. Jessica on site, her hand on the 20 cm thermal block wall
    03

    Build

20 cm thermal blocks keep the heat out. Double-glazed doors and windows keep the quiet in. Fibre-optic internet is laid as standard. She is on site with the builders, hand on the wall, checking the work herself.

  4. Jessica holding a quartz sample beside linen and oak
    04

    Choose

Every material is chosen with purpose. Stone for its strength, natural textures for warmth, and finishes for the way they feel and age. From linen and oak to quartz and carefully selected surfaces, every detail is personally chosen to create a home that feels effortlessly refined.

  5. A JG villa from above: solar on the roof, a saltwater pool below
    05

    Power

Hua Hin has sunshine in abundance, so every home makes the most of it. Solar comes as standard, paired with energy-efficient DC inverter air conditioning. Saltwater pools are gentler on the skin and generously sized for swimming, relaxing and everyday living.

  6. Jessica arranging flowers in a finished living room
    06

    Style

Then she furnishes it, every room, down to the flowers on the table. JG owners are never left with empty corners and a shopping list. The home is finished the way she imagined it on the first page.

  7. A family at home in a finished JG living room
    07

    Hand over the keys

The last thing she does is the simplest. She hands over the keys. Bring your toothbrush and your clothes; everything else is already waiting.

Materials & interiors

Held to the light.

Every surface in a JG home has been in Jessica's hand first: the stone, the wood, the fabric, the metal. Then the things you never see, which matter as much.

Kitchen design

The heart of the home is built around life.

Our kitchens are designed from real moments – where morning light falls on the island, where family and friends gather around the table, and where children sit while dinner is being prepared.

Surprise and delight

Rooms most homes don't have.

A JG home keeps a few surprises. A hidden safe room. A temperature-controlled wine cellar. A private gym. A steam room. A sauna. Spaces designed not simply for living, but for the way you want to live.

Also in many JG homes: a private office and bunk bedrooms for adults or younger children. Most come with a steam room; a sauna with adjoining hot and cold tubs and a massage area can be added.

Her people

One vision, many hands.

Jessica leads every decision, surrounded by a trusted team of architects, engineers, project managers and craftsmen she has worked alongside for years.

From the first drawing to the final detail, she remains closely involved — on site, week after week, ensuring the vision is carried through exactly as intended.

Her name is on every home. Their craftsmanship is within it.
